7 Fall Plumbing Maintenance Tips for Dayton Homeowners
Fall in Dayton means cooler temperatures, falling leaves, and the reminder that winter isn’t far behind. While you’re getting the rest of your home ready for colder weather, your plumbing deserves some attention too.
A little preventive maintenance in the fall can help you catch leaks, drainage problems, water heater issues, and other plumbing concerns before freezing temperatures arrive.
Here are seven areas homeowners should check this fall.
1. Disconnect Your Outdoor Hoses
Before temperatures begin dropping below freezing, disconnect garden hoses from outdoor faucets.
Leaving a hose connected can trap water inside the hose or faucet. When that water freezes and expands, it can contribute to damaged plumbing and leaks.
After disconnecting your hoses, inspect your outdoor faucets for dripping or other signs of a problem.
2. Check Exposed Plumbing Before Cold Weather
Plumbing in colder areas of the home deserves extra attention before winter. Look around basements, crawl spaces, garages, and other areas where pipes may be exposed to lower temperatures.
Fall is also a good opportunity to look for signs of existing leaks, corrosion, or damaged piping. A small plumbing problem is much easier to address before freezing weather makes it worse.
If you have an older Dayton-area home, having questionable plumbing inspected can be especially worthwhile before winter.
3. Give Your Water Heater Some Attention
Your water heater works year-round, but reliable hot water becomes even more important as temperatures drop.
Pay attention to warning signs such as:
- Inconsistent hot water
- Water that doesn’t get as hot as it used to
- Unusual sounds from the water heater
- Visible leaks or moisture
- An older unit that has become increasingly unreliable
If your water heater is nearing the end of its useful life, replacing it proactively can be much more convenient than discovering you don’t have hot water on a freezing January morning.
Guardian Plumbing installs both traditional and tankless water heaters and can help homeowners determine which option makes sense for their home and budget.
4. Test Your Sump Pump
Fall weather can bring plenty of water around your home’s foundation, so make sure your sump pump is ready to do its job.
Check that the pump activates correctly and that water can discharge properly. If you depend heavily on your sump pump, you may also want to consider a backup system or an alarm that can notify you when there’s a problem.
Homes without an existing sump setup aren’t necessarily out of options, either. When appropriate, a sump pit and pump system can be installed.
5. Don’t Ignore Slow or Recurring Drains
A drain that keeps slowing down isn’t something you want to carry into the winter.
Recurring backups can indicate a larger problem deeper in the drainage or sewer system. Depending on the situation, properly diagnosing the issue may involve drain cleaning or a camera inspection.
This can be particularly important with older piping. Simply getting a drain flowing again doesn’t necessarily correct the underlying problem if damaged piping, buildup, or roots are involved.
Finding the cause gives you a better idea of whether you need a simple cleaning or a more permanent repair.
6. Look for Leaks Around Your Home
Take a few minutes to inspect beneath sinks, around toilets, near your water heater, and anywhere else plumbing connections are visible.
Look for dripping water, moisture, staining, corrosion, or unexpectedly wet areas.
If you know water is leaking but can’t determine where it’s coming from, professional leak detection and diagnosis can help locate the problem before it causes additional damage.
7. Get Your Plumbing Ready for Holiday Guests
Thanksgiving and the holiday season can put additional demand on bathrooms, kitchen drains, garbage disposals, and water heaters.
If you’ve already noticed a slow kitchen sink, unreliable toilet, aging garbage disposal, or water heater that struggles to keep up, fall is a good time to address it.
It’s much better to handle a known plumbing issue now than when the house is full of family and friends.
